Due to the short supply of qualified buyers, extensive foreclosure market and extremely low interest rates, there exists the opportunity to invest in real estate again with little risk.

Everyone wants to buy in at the bottom.  We have bottomed, are bouncing around and trying to dig out. Interest rates are at an amazing 4.25% and it is well worth investing in this marketplace while prices are at a place never seen before. 

Just as with the stock market in the past, there will be thousands who will say, "If I only bought when prices and rates were down."

Opportunity Knocks

Opportunity knocks, the time is now.  There are very few certainties in life other than death and taxes.  During your life, you have opportunities to advance, if you could just recognize them.  Many people have made millions over the years in the stock market.  What if you could read the future?

Here is a certainty, the time to invest in real estate is now. It will never get better.  Prices are down, rates are down, and times have never been better to buy.  Why is anyone sitting on the fence in this market?

It's Now or Never.............

    Too many people wait until the media tells them it's time to move.  By that time, it's too late.  Almost 50% of the new home inventory has been sold and pricing is already starting to rise again.  Since we have had such a rush on deals, lots of the best inventory is getting sold.

 

Also, rates have nowhere to go but up!  What is the average person waiting for?  If you are stable in employment, have decent credit and need a home, times will never be better to buy.  Don't be one of those reading about what you missed in the newspaper............. It's time to get out and look at the opportunities.

NOW IS THE TIME..........BUILD YOUR FUTURE!!!

It has been noted that this is the greatest time in the last 30 years to purchase a new home.  Due to the slowing in the market, pricing is at an all time low. Since the overall economy is in a rut, Interest rates are also at an all time low.  You have not just one reason, but two for buying a new home today.

From an investment standpoint, opportunity knocks.  It will be a limited time offer and those that are paying attention won't wait too long.  By the time you read in the paper that the market is recovering, it will be too late..

It will be like reading the Wall Street Journal and getting the news of what happened yesterday.  That is not relevant for today's market.

Short Sales-Foreclosures and More!

Many people get their investment and real estate information from the television today and are armed with lots of misnomers about the reality of purchasing a home.

Both rates and pricing are down to their lowest level in years.  Many people are waiting for the go-ahead on TV to purchase their home.  People watch shows with unrealistic sales outcomes and are thereby armed to go out and find their pot of gold.

Short Sales are sales made that are short of paying off the loan.  Most all new homes are short sales in this market.  Builders are selling homes at major losses just to cut off the interest.  New homes are priced at short/sell pricing.  Offers of 50% of the asking price usually end up with bad feelings and no forward motion.

Foreclosures are also priced to sell.  Every day we deal with both agents and customers who feel that pricing is retail and that deals can be cut at 50% of a homes true value.  What needs to be kept in mind is that these homes are already priced for today's market.

Due to the pricing and rate values available, NOW IS THE TIME TO BUY!  No matter what you buy, it will be more expensive to buy it later.  The cost of money and the cost of homes is down.  there has been maximum inflation of homebuilding costs in the market for 2 years and these costs will be added into the price of any new construction.  Don't wait for Xmas, Don't look a gift horse in the mouth.  If you are in a position to purchase, it would be all but impossible to make a bad buy in this market.

Now is the Time!.......Mortgage Rates hit 5%.....Real???/

Never before in  U.S. History have we had such an opportune time to invest in real estate.  While those that don't recognize the values sit on the sidelines, savvy investors and homebuyers are jumping in on the great deals available to them.

In the past, when rates were down, prices were up and vice versa.  Due to strange economic times, pricing has been suppressed to an unprecedented degree and the government has run rates down to a level not seen since the 50's.

Most all homes are priced at rock bottom pricing.  Builders have adjusted their pricing for today's market making their homes a tremendous value.  Buzz words such as short sale, foreclosure, bank owned, etc. really don't mean a lot. Value is dictated by not what you pay, but what you get for what you pay.  Many times the new homes on the market rival the so-called deals bought without warranty from the banks.

Make sure to look at all properties in the area you like.  It is a great time to buy, hurry before it changes.  Buy a new home before the good ones are all gone.  Construction products are still rising so there will be no more built at these prices.  Look, find the right one, and buy it.  In a few years, you will have made the best investment in America.  See you in the Market...........
